Condo and Townhouse Renovations in Victoria, BC

Love where you live, even when the hallway is shared.

We renovate condos and townhouses across Victoria, Saanich, Oak Bay, Esquimalt and View Royal, from a single bathroom to the whole unit.

Strata buildings come with their own rules, so we plan every job around your bylaws, your building and the neighbours who share your walls.

What We Renovate in Condos and Townhouses

Kitchens

New cabinetry, counters, tile and lighting, laid out around the plumbing and venting your building allows. See our kitchen renovations page for more.

Bathrooms

Tub-to-shower conversions, tile, vanities and fans. When there is a suite below you, waterproofing is the most important part of the job, and we treat it that way. See our bathroom renovations page.

Flooring

Many owners want to replace tired carpet with hardwood, vinyl plank or tile. Your bylaws usually set the sound rating the underlay must meet, and we will plan the floor to that standard.

Layout changes

Opening the wall between a kitchen and dining room, reworking an entryway or closing in a home office can change how a small space lives. We work with top designers and engineers when permits are required.

Doors and finishing details

New doors, trim, baseboards and built-in storage. In a condo, every square foot has to work hard.

Decks, balconies and fences

For townhouse owners, we build and rebuild decks, balconies and fences once your strata has approved the work. See our deck building and fence installation pages.

Whole-unit renovations

When everything needs to change at once, our complete home renovations page explains how we plan a full renovation.

A Townhouse Renovation in James Bay

This townhouse on Dallas Road needed work in almost every room. We put in new floors and new doors throughout, gutted and rebuilt both bathrooms and tiled the laundry room floor.

We opened the wall between the kitchen and dining room, gave the kitchen a facelift, opened up the entryway and closed in the office.

Approval comes first

Under BC's Strata Property Act, the standard bylaws require an owner to get the strata corporation's written approval before altering the structure of the building, its exterior or common property. Most Victoria buildings require approval for any renovation work. We will help you put together your alteration request, so your strata council has everything it needs to review it.

City permits

Some condo work also needs a City permit. We will offer to handle all permitting requirements. You can read more in our guide, Do You Need a Permit to Renovate Your Home in Victoria, BC?

Respect for the building

A condo renovation affects your neighbours’ home nearly as much as your own. We book elevators and loading areas with your building, protect hallways and entries, remove debris as we go and keep to your building's work hours. When the job is done, the common areas are left as clean as we found them.

Older Buildings

Many condos in James Bay, Fairfield and Cook Street Village were built in the 1970s and 1980s. We test every home older than 1990 for asbestos before demolition, through certified professionals, and arrange remediation if it is needed. Asbestos regulations are becoming more stringent, so we may need to test newer homes too.

"We hired Mike after interviewing several other GCs in Victoria, and right away, Mike was the stand out for professionalism, ambition, and passion.
