General Contractor Services in Victoria, BC
Michael Moser Contracting is a general contractor in Victoria, BC. We plan and run residential renovations for homeowners in Victoria, Saanich, Oak Bay, Esquimalt and View Royal, with our own crew on site and skilled trades brought in for each part of the job. We have been doing it since 2017.
When you hire us, you hire one company to run the whole job. We will bring in the trades, order the materials and keep the schedule, and you will have one person to call from the first site visit to the final walkthrough.
Every project starts with a free consultation in your home and a written quote.
What a General Contractor Does
A renovation is rarely one trade. A bathroom needs a plumber, an electrician, a tile setter and a carpenter, in the right order. A kitchen adds cabinets, counters and often a wall that has to move. Somebody has to plan that sequence and answer for it when something changes.
That is the job of a general contractor. On your project, we will start by looking at the house and telling you honestly what the space allows, before you spend money on design. We will then price the full scope in writing, so you can see what is included and what is not.
Once you are ready to go ahead, we will order your materials before demolition starts, so your project does not stall waiting on a vanity or a window. Our crew sets up the site, protects your home and handles the demolition. We bring in the electricians, plumbers, drywallers, carpenters and tile setters for their part of the work, and we schedule them around each other so nobody is standing around waiting. We work with top designers and engineers when permits are required, and their fees are included in your total project cost. Where the work needs a permit, we will usually handle the application and the inspections.
While we are in your home, we will keep the site tidy and tell you who will be there each day. When the work is finished, we will walk through it with you and take care of anything on your list before we call it done.
You can hire each trade yourself, and some homeowners do. What you take on in exchange is the scheduling, the ordering, the permits and the argument when two trades disagree about whose problem something is. It is also on you to check that every trade is registered and paid up with WorkSafeBC, because a homeowner can be held jointly liable for premiums a contractor has not paid.
Our General Contracting Services in Greater Victoria
We also take on new windows and doors, custom built-in cabinets, fireplaces and mantels, finish carpentry, tile work and new home additions.
Roofers, masons and other trades come in when a larger project calls for them, such as an outdoor space makeover. If one trade is all you need, such as a new roof on its own, hiring that trade directly usually makes more sense. Call us and we will tell you honestly which way to go.

How We Run Your Project
Every project begins with a consultation. We will come to your home, look at the space and talk through what you want. There is no charge and no obligation.
From there you will receive a fixed written quote for the work listed in it. Once you accept the quote, we will agree on a start date and order your materials before any demolition.
During construction, our crew sets up, protects your home and does the demolition, and the trades come in on a schedule we manage. You will have one person to call with a question. If we find something unexpected, we will bring it to you, explain the options and agree on the cost before any extra work goes ahead.
When the work is done, we will go through it together, deal with anything on your list and leave your home clean.
What To Check Before You Hire A General Contractor
You should ask every contractor the same questions, including us. Here are our answers.
We are registered with WorkSafeBC and in good standing. You can confirm this yourself by requesting a clearance letter from WorkSafeBC before the work starts. We carry $5 million in commercial general liability insurance and will send you the certificate on request. We hold a City of Victoria business licence and are licensed throughout most of the South Island.
Where your project needs a permit, we will usually handle the application and book the inspections. Some homeowners prefer to apply themselves, and that works too. We warranty our workmanship. How long depends on the type of work, so ask us what applies to your project.
Your quote will be in writing, and any change will be priced and approved in writing before the work is done. We have 27 Google reviews with a 5.0 rating, and you can read them on our Google Business Profile.

Areas We Serve in Greater Victoria
We serve the Greater Victoria core, including Victoria, Saanich, Oak Bay, Esquimalt and View Royal. That takes in character homes in Fairfield, Fernwood, James Bay and Rockland, and newer houses in Gordon Head. We take projects elsewhere on the South Island on request, where travel costs may apply.
Much of Victoria's housing is older, and older homes hold surprises: cast iron drains, old wiring, and framing that is no longer square. We work in these houses regularly, and we quote with that in mind. Each municipality also sets its own permit rules, and we will tell you at the quote stage what applies to your address.
What Victoria Homeowners Are Saying About Our Crew
"They showed up when they said they would after giving us lots of notice and did a really good job, using top notch cedar materials. They are skilled, very respectful, personable and professional."

General Contracting Questions We Get Asked
-
You can hire them yourself. For a single-trade job, such as painting or replacing a water heater, that is usually the right call. Once a project needs several trades working in sequence, a general contractor takes the scheduling, ordering and permit work off your hands and gives you one company to hold responsible for the result.
-
With a written quote, once we have seen the space. You will see what is included and what is not. If something unexpected turns up after the walls are open, we will show you, price it in writing and wait for your approval before we carry on.
-
Usually, yes. Where a permit is needed, we prefer to handle the application and the inspections ourselves, though some homeowners choose to apply on their own. Not every renovation needs one. Replacing fixtures and finishes where they are usually does not. Moving plumbing, removing a wall or adding a suite usually does. Our guide to renovation permits in Victoria explains where the line is.
-
Yes. Bringing in the right trades and answering for their work is what a general contractor does. Our own crew handles site setup, demolition, protecting your home and general work. For the specialist work we bring in electricians, plumbers, drywallers, carpenters, tile setters, roofers and masons. We schedule all of them, and you deal with one company and one quote.
-
We are currently booking projects for the new year. Contact us to get on the schedule. If you have a date in mind, call early, because permits and special-order materials need to be in place before work starts on site.
-
The smallest project we take on is a single bathroom renovation. For anything smaller, or for a job that needs only one trade, you will usually do better hiring that trade directly.

We serve the Greater Victoria core: Victoria, Saanich, Oak Bay, Esquimalt and View Royal. We take projects elsewhere on the South Island on request, where travel costs may apply.

Yes. We work with top designers and engineers when permits are required, and their fees are included in your total project cost. If you already have drawings, plans or permits in hand, we can build from those.
