How Renovation Quotes Work in Victoria, BC

A renovation quote is the document most homeowners spend the least time reading and the most time relying on. It sets the scope of the work, the price, and the rules for what happens if something changes once construction starts.

If you are planning a renovation in Victoria, Saanich, Oak Bay, Esquimalt or View Royal, this guide explains how we build a quote as a general contractor in Victoria, what that quote includes, and what happens when an older home surprises everyone.

What a Fixed Quote Means

When we give you a quote, the price is fixed for the scope of work listed in it. If a task is described in the quote, it is covered by the quote. The total does not creep upward because a task took longer than planned.

That is why the scope matters as much as the price. A fixed quote protects you for the work it describes. If something you want is not written down, ask about it before you sign, not after the walls are open.

Why We Do Not Price Every Line Separately

Some homeowners expect a quote that lists every fixture, board and hour of labour. We do not quote that way. When we break a quote down, we break it into larger segments of the project rather than individual line items.

A renovation is not a shopping list. Each part of the job depends on the others. Pricing them one by one invites the wrong kind of comparison and makes it tempting to cut a line that looks optional but holds the rest of the project together. A quote built on a clear scope and a fixed total gives you a more honest picture of what the finished project will cost.

What Is Included in the Price

Designers and engineers

Many renovations need drawings before a permit can be issued. We work with top designers and engineers when permits are required, and their fees are included in the total cost. You will not be managing separate invoices from separate professionals.

Permits and inspections

We will offer to handle all permitting requirements for your project, from the application to booking inspections. Our guide to renovation permits in Victoria explains which projects need one, and the City of Victoria's building permits page has a Permit Finder you can use to check your own project.

The crew and the trades

Our crew handles site setup, demolition, protection of your home and general construction. We bring in skilled trades for specialized work, including electricians, plumbers, drywallers, carpenters, tilers, roofers and masons. We coordinate every one of them, so you have one point of contact for the whole project.

Warranty

We warranty our work.

What Happens When We Open a Wall

Older homes in Greater Victoria often hide problems that nobody can see during a walkthrough. Rot behind a tub surround, outdated wiring, or a floor joist cut decades ago will not show up until the finishes come off. No honest contractor can quote what nobody can see.

When we find something unexpected, we stop and talk it through with you. We will explain what we found, what it means for the project, and what your options are. Work outside the original scope does not go ahead without your agreement.

If your home was built before 1990, there is one more thing to plan for. WorkSafeBC requires homes to be tested for asbestos before renovation or demolition begins, and homes from that era are the most likely to contain it.

We test every home built before 1990, and some newer homes too. We arrange the testing through certified professionals, and if asbestos is found, we arrange the remediation as well. Testing is not optional paperwork. Disposal sites will not accept renovation drywall unless it is date-stamped after 1990 or comes with a report from a certified tester confirming it is free of asbestos.

Change Orders, Explained

A change order is a written agreement that adjusts the scope of the project after the contract is signed. Change orders usually happen for one of two reasons:

  • Hidden conditions. Something is discovered once the work is opened up.

  • A change of plans. You decide on a different tile, a new layout or an extra feature partway through.

Both are normal. Every change order is handled under the terms and conditions of your contract and agreed to in writing before the work is done. That way, the price you pay at the end of the project is never a surprise.

How to Compare Quotes from Different Contractors

If you are collecting more than one quote, the lowest number is not always the best value. Before you compare totals, compare what is inside them:

  • Scope. Does each quote describe the same work in the same detail? A lower total often has less in it.

  • Fixed or estimated. Ask whether the price is fixed for the listed scope or is an estimate that can move.

  • What is included. Ask whether design, engineering and permits are part of the price.

  • Unexpected issues. Ask how hidden problems will be handled and how changes are documented.

  • Credentials. Ask for proof of liability insurance and a business licence, and check the contractor's WorkSafeBC standing with a clearance letter.

We are registered and in good standing with WorkSafeBC, carry $5 million in liability insurance, and are licensed throughout most of the South Island. For a full checklist, read our guide on how to choose a general contractor.

The Projects We Quote

We take on projects from a single bathroom renovation up to kitchens, basements and whole home renovations. If your project is smaller than a full bathroom, a single trade hired directly will usually serve you better.

Getting a Quote

We serve the Greater Victoria core: Victoria, Saanich, Oak Bay, Esquimalt and View Royal. Projects elsewhere on the South Island are available on request, and travel costs may apply. We are currently booking projects for the new year.

When you are ready to talk about your renovation, request a quote or call us at (250) 533-9666. We will walk through your project, explain what the scope includes, and give you a fixed price you can plan around.
