Our Renovation Process in Victoria, BC
Our renovation process always starts with a FREE consultation where we talk about your project needs, goals and vision. If we feel like it is a good fit and that we can help you achieve your goals, we will submit a proposal. If both sides are happy, then we will begin to work on the design. We encourage homeowners to be as involved as they want to be in the renovation process.
After all, it’s your home!
How Our Renovation Process Works
Hiring a contractor for a bathroom, kitchen, basement or whole home renovation is a big decision. This page explains how we work with homeowners in Victoria, Saanich, Oak Bay, Esquimalt and View Royal, from the first conversation to the finished project.
Step 1: Free Consultation
Every project starts with a free consultation. We will talk with you about what you want to change, how you use the space and what matters most to you in the finished result.
Most consultations take place in your home. If you can send us floor plans and photos, we can sometimes prepare a quote without a site visit.
We will also be honest about fit. Our projects start at the size of a single bathroom renovation. If your project is a single-trade job, such as a new fence or a new roof, we will tell you when hiring that trade directly makes more sense for you.
Step 2: Proposal and Fixed Quote
If the project is a good fit and we can help you reach your goals, we will submit a proposal. Your quote is fixed for the scope listed in that proposal.
Renovations sometimes uncover problems that no one could see beforehand, especially once walls and floors are opened. If that happens, we will discuss it with you directly before any additional work goes ahead. Any changes to the scope are handled through change orders, as set out in our terms and conditions.

Step 3: Design
Once both sides are happy with the proposal, we begin the design. We work with top designers and engineers when permits are required. Their fees are included in your total cost, and you do not need to find or hire them yourself.
Step 4: Permits and Asbestos Testing
We will offer to handle all permitting requirements, including applying for permits and booking inspections. Some homeowners prefer to apply for permits themselves, and that choice is yours. Read our guide to renovation permits in Victoria.
We test every home built before 1990 for asbestos before work begins, and we sometimes test newer homes as well. Testing is done by certified professionals. If asbestos is found, we will arrange remediation before construction moves forward.
Step 5: Materials, Scheduling and Walkthrough
We then order materials, schedule each trade and walk through the project with you before construction starts. The walkthrough is where we confirm the plan, the scope and how your home will be protected while we work.
Step 6: Construction
Our crew handles site setup, demolition, property protection and general work. For the specialized parts of your project, we bring in experienced electricians, plumbers, drywallers, carpenters, tilers, roofers, masons and other trades. We coordinate every trade so the job moves forward in the right order.
We understand how stressful a renovation can be and how hard it is to find someone you trust in your home. We treat every client and every home with respect, and if anything comes up during construction, we will talk with you about it directly.
Step 7: Final Walkthrough and Warranty
When the work is complete, we will walk through the finished space with you. We warranty our work.
